The following guidelines are for the information of all guests and tradespersons intending to undertake work or erect structures in Wynndean. Please seek management approval prior to any works commencing. Listed in alphabetical order for your convenience.
PARK POLICIES & TRADESMAN’S GUIDELINES
· All works must be approved by the office prior to works commencing. All work must comply with relevant regulations and copies of certificates of compliance and plans of works must be lodged at the Office. Our staff are willing to assist you with their park knowledge. If you require specific assistance please advise the office.
· Air Conditioners/Split Systems must be approved by the office for size and location, 1 per site and must be plugged in and not hard wired. Rec. 1 HP (2.5kw) Max allowed 1.5 HP (3.5kw). Generally these units draw 8-10 amps on start-up and guests will be limited to any other use of appliances whilst in operation. No more than one 15amp circuit per site/meter. Must be installed by licensed person who must contact the office prior to commencement of any work within the park to determine suitable positioning. May not be down the sides of annexes as this may affect separations and access. One air con per site only.
· Artificial grass Some types of artificial grass do not allow water to penetrate and kill the existing grass. These types are not to be used in the Park. If the grass type and the area has been approved by management then small sections may be used on site as a temporary surface that is to be removed and stored when the site is vacated. Grass can be put down after the Melbourne Cup weekend and must be rolled up after Easter holidays to allow regeneration.
· A-frame boxes must firstly be approved by the office including a management site inspection. Boxes should be made of treated pine, allow for ventilation and must not be longer than the A-frame (4ft/1.2m). They should not extend past the width of the caravan and should follow the shape of the A-frame. Boxes must be no higher than the caravan window or 1.2m in height whichever is less.
· Awnings An awning attached to an annexe may offer weather protection and amenity to the annexe doorway. The approved material must be 50mm annexe material. The awning length may not exceed the length of the drawbar of the caravan and the width not exceed the annexe width. If the doorway to the annexe is on the side then an awning may be approved not exceeding 4ft/1.2m wide and the length of the doorway. It may be supported by two poles screwed to the associated deck or paving. It may not be enclosed.
· BBQ’s including brick are not to be installed on site. A personal BBQ and/or gas heater should be portable and 3m clear of combustible materials as prescribed by CFA regulations. The Park’s commercial BBQ’s may be used on a Total Fire Ban day (as advertised at office & at all amenities). Personal BBQ’s can’t be used on TFB’s. Further information is available from the office.
· Decks All decking & paving work must firstly be approved by the office including a site inspection by management. Decks should be made of treated pine and may not be higher than 300mm, not extend past the length of the A-frame of the caravan (Max 4 feet/1.2m) nor extend more than the width of the annexe. If the doorway to the annexe is on the side a deck may be approved not exceeding 4ft/1.2m wide and not exceeding the doorway of the annexe. Decks should be portable and attached to the annexe. Decks should not have posts or concrete into the ground. If a deck has been given approval to an existing movable dwelling a compliance plate should be installed. (as per Regulations) Decks & paving must not compromise car parks, extend to roadways nor inhibit access or separations for fire safety.
· Electricity work must be approved by office. One circuit per site only. Ie. Max 15amps supply per meter. All sites must be covered by an RCD. Available for purchase from Office. Electrical appliances such as fridges, washing machines, TV’s etc are not to be located/installed outside.
· Ensuites An ensuite may be a stand-alone UMD ensuite or an ensuite within an annexe or a caravan. Ensuites within an annexe/caravan must be connected to the sewer main and the following procedures will also apply.
ü Site holder notifies Management of intention to connect and management does/does not give approval. Siting and approval is required from Park Management and installation advice & computations given to Council. Seperations must be approved and comply with the CFA guidelines. The ensuite must comply with all relevant regulations and be connected by a registered &/or licensed plumber.
ü Only complying annexes may be permitted to have a UMD ensuite. The UMD ensuite must be installed in accordance with the technical specifications set out in the BCA & Schedule 3 of the Regulations (50mm annexe panelling etc). This includes 4 walls and a chassis and the provision for a compliance plate.
ü Site holder engages plumber and notifies Park Management. Please notify the office when trades are due on site.
ü Plumber pays Barwon Water on application fee and lodges “Application to connect” with Barwon Water. Copy of application form is retained with Park Management with Park Sewerage records.
ü On completion of works plumber lodges a copy of the site drainage plan which is filed with application form, as well as the Compliance Certificate No., with Park Management.
ü LPG 45 kg Elgas bottle may be obtained from Office (customer Elgas contract ton website). Only LPG gas HWS units are permitted (not electric HWS). Wynndean must approve location 45kg cylinder.
ü Two stage regulator, slab/paver base, cylinder to be fixed, separations from ignition sources etc as per AS 560 & Plumbing Regulations 2008. Plumber is responsible for consent issues including inspection & notification.
· Flyovers: Commercially engineered, compliant materials and compliance plated installed (ie annexe materials). Must be solely attached to the caravan (RMD) and therefore treated as part of the caravan in the Residential Tenancies Act (Caravan Parks & Movable Dwellings Regulations).
Guest to seek approval by Wynndean. Wynndean management will assess on case by case based on the following:
Flyover only to be installed over caravans 20 years of age or less.
Flyover to be installed over caravan only. 150mm maximum eave on sides. 300mm on ends. 3.Maximum highest point from caravan roof to highest point of flyover is 350mm.
Flyover must be attached to the caravan only and only annexe materials to be used. Materials to be engineered with computations.
If two air conditioners exist, the roof air conditioner should be disconnected by an electrician. This can be arranged by the installer.
If the roof air conditioner’s height exceeds 350mm, it should be removed.
No vegetation to be removed by installer or guest. Flyovers may have to be modified or not able to be installed if vegetation is threatened.
Prior to installation, an installation advice must be completed by installer and Wynndean. This must be submitted with computations to Council by Wynndean.
Installer to stamp with compliance plate upon completion.
· Hot Water Units Only gas instantaneous units installed by a registered &/or licensed plumber and not storage/electric units as these use too much power and have the propensity to leak! The location of the instantaneous HWS & gas cylinder is to be assessed by management in conjunction with the plumber.
· Paving must be approved by the office and underground services identified. There is no formal drainage system in our area and therefore we have to be very conscious of not directing water away from vegetation and grass. Paving should be in small quantities only.
· Plumbing, trenching, digging or excavation work must be approved by Wynndean office/staff prior to commencement and after the location of underground services has been identified. Plans of any works to be provided to office. Generally only hand digging is allowable due to underground services and vegetation.
· Report to Office All persons undertaking work within the Park must report to the Office and sign in, with details of proposed work to be undertaken, company, contact details and Insurance coverage. Please advise the Office when you are entering and leaving the Park.
· Safe work practices must be complied with – NO POWER to be used by tradesman unless covered by a safety switch RCD– and proper safety controls around the “worksite”. All tradespeople must sign in to the office upon arrival.
